Answers to a few Commonly Asked Questions:
Are architects expensive?
Hiring an architect isn’t a luxury if you want a project done well. Architects can actually save you money by designing efficiently, avoiding costly mistakes and making sure you get the most from your budget. They manage the whole build process so you don’t have to learn on the job, and many clients find the design value and long-term benefits outweigh the fees. Plus, initial consultations with Dyer Grimes Architects are complimentary, so you can explore ideas without upfront cost.
How much will I pay in architect’s fees?
There’s no fixed price until your project is understood. Larger, bespoke projects vary widely in scale and detail, so fees are tailored to the scope of work. Dyer Grimes Architects offer a pre-design service for around £5,000 that establishes whether your project is viable and gives a clear starting point for costs.
Will I need to apply for planning permission?
That depends entirely on what you’re planning to build or change. Some minor works fall under “permitted development” and don’t need full planning permission, but most substantial projects – especially those that change a building’s appearance or footprint – will need a formal application. An architect with local experience can assess your situation and advise whether planning permission is required.
How long will it take for me to get planning permission?
Simple domestic planning applications typically take around eight to twelve weeks for a decision by the local authority. More complex cases or projects in sensitive locations might take longer. An experienced team, like Dyer Grimes Architects’ in-house planning consultants, can help navigate the process efficiently.
What’s involved in getting my project approved?
- Concept and pre-design work – early discussions to understand the site and any constraints, including checks for sewers, utilities and council expectations.
- Planning application submission – preparing drawings, reports and documents required by the council for planning or listed building consent.
- Building regulations approval – once planning consent is secured, technical details and specifications are submitted for building control approval.
An architect coordinates all this, assembling specialists such as surveyors and engineers as needed.
Are we guaranteed to get planning permission?
Nothing in the planning system is guaranteed. Planning officers and committees have discretion in how they interpret policies and design proposals. That said, Dyer Grimes Architects pride themselves on maintaining a very high planning success rate, around 99 per cent, by preparing thorough applications and working closely with councils.
What are building regulations?
Building regulations ensure your project is safe, habitable and energy-efficient. They cover structural safety, fire protection, insulation, drainage and much more. Approval under building regulations is separate from planning permission, and your architect will prepare the detailed technical information needed to meet these standards.
Will you carry out surveys and what type of surveys will you do?
Yes. A full planning-ready application usually needs a range of surveys and specialist reports – potentially including structural assessments, ecological reports, tree surveys and utilities checks. The type and number depend on your site and project type. An architect coordinates these to make sure the planning application meets all technical requirements.
Do you have any tips on how I can control my budget?
Some practical ways to keep your costs under control:
- Start with a pre-design report to understand viability and likely costs before committing to full design.
- Work closely with your architect to set clear priorities so design effort focuses on what matters most.
- Consider staged decisions so you can pace spending with planning and technical design.
- Use realistic, site-specific cost advice early so your design fits your budget from the start.
Good planning and early engagement with an experienced architect will reduce surprises and hidden costs.
