New Commission: 10,000sqft New Build Traditional House in Chiselhurst, Bromley

It’s not often that you get a chance to build a house where one has never stood before, especially in London. When our clients saw a vacant plot for sale in Chislehurst, they pounced on the opportunity to create a dream home that is truly new.

Chislehurst, Bromley, is one of the most expensive areas to live in Southeast London. A new build allows our clients to own a house that is far more valuable and has far more amenity than anything they’d be able to find on the market for the equivalent price.

The plot was originally part of the grounds of the now neighbouring property, a locally listed house celebrated for its distinct arts and crafts aesthetic. The owners split the land and sold the section they no longer had need for.

Our brief is to design a home using high quality traditional materials and vernacular to to keep the planning department happy, with a highly contemporary interior and rear more suited to our clients’ lifestyle.

One of the challenges has been the close proximity to the Chiselhurst Golf Club, with an area of special interest for wildlife which crosses over into the site, featuring bats, great crested newts and badgers.

We have to work very carefully with specialist ecologists, who carry out nighttime surveys for Natural England so that we can obtain licenses for works to take place.

At the top of the page is a 3D drawing of one of our concepts for the house. The pool room is attached to the main house via a glass corridor, which would be added later. By building it as a separate structure, it allows us to split the planning permissions and maximise our chances of approval.

Splitting planning applications is one of the many strategies we use to bring our clients homes to life with minimal to no compromise.
